OptiRenO: AI tool for smart, affordable renovation of apartment complexes

In the Eindhoven Metropolitan Area (MRE), the renovation challenge is significant: homes must become affordable, comfortable, and energy-efficient all at once. In practice, owners, Owners’ Associations (VvEs), and housing corporations encounter the same bottlenecks:
- Uncertainty regarding which measures truly have priority per building and budget;
- Limited certainty that promised savings will actually be achieved;
- High costs and long lead times for renovation studies, especially for apartments with central heating systems; andInstallers struggling to structurally guarantee performance during operation.
With OptiRenO, ReSolution and Integer Technologies B.V. are therefore developing an integrated approach that brings renovation planning and operational energy management together in a single solution.
The solution: from renovation advice to guaranteed performance
OptiRenO combines two complementary technologies:
- ReSolution uses AI to optimize the renovation package per building and budget: identifying which measures deliver the greatest impact, in the correct order, and fitting within financial frameworks.
- Integer Technologies provides smart control and monitoring of installations, ensuring that the intended performance is realized and secured in practice.
The result is a single integrated chain solution: advice → planning → execution → energy management in operation.
Focus on apartments with central systems
The project focuses on apartment complexes with shared heating and energy systems. This segment in particular is:
- Technically complex (collective installations, resident mix, variation in building envelope quality);
- Costly to prepare (high study costs); and
- Crucial for scale (a significant portion of the housing stock).
OptiRenO makes renovation for this type of complex faster, cheaper, and more predictable.
Intended impact and business case
With OptiRenO, renovation becomes financially and operationally more feasible. The intended effects (as included in the project principles) include:
- 15–25% lower installation and operational costs;
- 20–40% lower energy consumption per building;
- Up to 50% lower energy bills;
- 10–15% CO₂ reduction; and
- Substantial reduction in study costs and lead time, with a clear acceleration of decision-making
In addition, the approach contributes to regional challenges such as grid congestion (through smarter and more efficient energy use) and accelerating the energy transition.
Results and deliverables
Within the project, OptiRenO delivers three concrete, verifiable results:
- Operational MVP: integrated web tool with AI backend;
- Validation in 3 representative complexes (including porch houses, towers, and gallery flats); and
- Efficiency improvement: approximately 50% lower study costs and 5–10 times shorter lead time for renovation studies.
The tool builds upon existing knowledge and data-driven renovation insights (including from research lines such as Renovation Explorer) and increases the applicability of renovation studies to a larger proportion of the housing stock, partly through the use of open data sources (such as 3D BAG).
Funding
OptiRenO has been successfully awarded funding within the innovation program of the Eindhoven Metropolitan Area (MRE). Thanks to this support, ReSolution and Integer Technologies can:
- Accelerate the development of the MVP; and
- Conduct practical validation in three buildings,and demonstrate that renovation decisions and performance can be structurally better substantiated and secured.
Role of The Future
The Future assisted with setting up, developing, and successfully submitting the MRE innovation application. The focus here was on:
- Sharp problem definition and scope delineation (target group, building type, regional challenge);
- Work packages, planning, and deliverables (MVP + pilots);
- Impact logic and substantiation of effect and scalability; and
- Application quality in relation to assessment criteria.
